Ares, one of the largest global alternative asset managers, were keen to acquire a landmark office building in Manchester city centre which, on a geared basis, would provide a value-add return profile. Acting on their behalf, King Street Commercial advised on the acquisition of 3 and 4 Piccadilly Place – a 321,290 sq ft office and retail building – in the city centre. It was purchased for £115 million, reflecting a net initial yield of circa 6%.
King Street specialise in the long income, index-linked investment market. We have advised clients on a range of acquisitions and disposals relating to up-and-built properties and complex development funding. Marston’s Plc, for example, sought our advice on funding their highly successful new build pub programme. They were keen to raise capital using their existing property assets, without resorting to securitisation and senior debt models.
